Please note all 2roost fees are payable upon instruction, so when you sell your house we will not take a large slice of your sale in commission, so no complicated commission means you know exactly what you are getting for your property.

After purchasing this great offer you will receive:

- Unlimited Photographs.
- We will take measurements and description. (Feel free to give us your own description if you prefer.)
- We will provide you with a market appraisal and give you a realistic selling price.
- The text and photographs are uploaded onto the 2Roost website creating your full advertisement.
- 5 colour printed brochures of the advertisement.
- Your property will appear advertised on the website for a maximum of one year.
- A professional 2Roost For Sale board will be erected outside the property being sold. Most properties are noticed because of the for sale board, no other advertising tool is as powerful! The majority of buyers will drive around their desired location, board spotting, why pay thousands of pounds to an agent for that?
- Your 2roost consultant will take all phone calls related to your property, give you feedback on viewings and can provide you with statistical feedback.

DIY service £250
You do your own valuation, pictures and description, email it to us and we will add it to the website, provide you with our for sale board and take it from there.
You will still need a home information pack; we will arrange this for you as a separate service.
We will make your property live once details and payment have been received.

We can arrange for your property to be advertised in the Sheffield
property Guide, size 12 cm by 2 col, you would need to order this by the
previous Friday. We can also arrange other local advertising in other
newspapers (price upon request). For any property guide adverts payment
is made up front, once the advert is booked we cannot withdraw it.
Due to popular demand we can now offer two properties maximum exposure by featuring their property on our home page for a four week period. This will ensure your property for sale in Sheffield ,Rotherham or any near by areas is seen by all site visitors.
