Step 1
Once you have decided to sell your property it is crucial that you finish off any necessary work on presentation. Step 2 - What price will you sell your house for?
Check out similar properties in your area, or look in the property press and/or Estate Agents to get an idea of what your type of property is currently on the market for.

If you need to sell in a hurry, you will want to make the price competitive to encourage early interest. With our Premier and Premier plus package our property consultant will visit you at your property and give you a market appraisal and a realistic selling price based on local properties, and the local buyers knowledge we may have, at the end of the day, you can not value a house on one thing alone, the buyers are the people you have to impress, so be prepared to be flexible if you want a sale. Every house will sell if the price is fair.

You will also need to ensure you have sound and unbiast financial advice. Step 3 - Advertise your property with 2Roost.

Step 4 - Appoint a local solicitor.

Step 5 - Arrange convenient viewings with interested buyers.

Step 6 - Dealing with offers and negotiating.
The bottom line when selling your house is that you do need to sell! As obvious as it may seem, you will need to be willing to adapt to the offers you receive if you are to be successful. Make sure you have calculated the minimum offer that you can accept. Never let prospective buyers know if you are in a hurry to sell your home – this will almost certainly affect any offer they make.

Always maintain a pleasant and professional manner when dealing with offers, it is not uncommon for potential buyers to come back to you at a later date with a better offer. You may also wish to consider the sale of any fixtures and fittings. You must be clear in your property description which of these are included in the asking price. The sale of other items can add valuable pounds to the sale and make life easier for the buyer. Whilst it is not essential, we strongly suggest that you ask that all offers are made in writing or via email – that way you’ll have the info to refer back to later if needed.

We do not advise you to accept any offer straight away and always take your time to make your decision, never make any promises to a potential buyer until you are 100% sure you want to go ahead with your house sale. Step 7 - Accept one offer and instruct us and your solicitor.
When the sale is agreed and your buyer has been financially qualified you simply pass on the details to your solicitor, they will prepare the necessary legal contracts and supervise the exchange and completion. It is essential that you understand all offers are made subject to contract and survey, so no one will be legally committed to the sale at this point. Please read the following very carefully.

Once you have found a buyer
If the offer is accepted by you, (all offers will be direct to you), and you are happy to proceed your house will be taken off the market after your buyer has been financially qualified (if requested.)and solicitors have been instructed.

Never expect a verbal offer to become a genuine sale. In our experience many buyers will make multiple offers on several properties and may well back out without even telling you. In England, Wales or Northern Ireland, no one is legally bound to proceed with the purchase at this point. Many of our clients prefer to keep their options open and keep their property on the market until the sale is progressing.

What happens next?
Now you will need to appoint a solicitor or a conveyancer to carry out the necessary legal work, we work with Norrie Waite and Salter, who can provide you with a no obligation quote. Please note it is your responsibility to take down the chain details, we do not keep all the chain details and your buyers solicitor will ask you for them.

The professionals get to work.
Your buyer will need a mortgage valuation to establish that the property is worth the asking price – a process which typically takes about two weeks.

A basic valuation will not tell you of any potential problems with the property. Some buyers will want a more in-depth report, which will provide more detail, or a full structural survey.

While all this is going on their solicitor will be checking the title deeds to the property, carrying out searches to make sure there are no planning applications which may affect your property and liaising with the buyer’s solicitor.

The final stage
If everything has proceeded smoothly, your solicitor will now arrange for you to sign the contract. The buyer will also sign a contract and these contracts will be exchanged. Completion normally takes place around four weeks later. On this day, the mortgage monies are passed on to the seller and the buyers are given the keys to your new home.
